These Terms of Service (“Terms”) govern your access to and use of the Zillapi developer API, website, dashboard, and related services (collectively, the “Service”). The Service is operated by Zillapi (“Zillapi”, “we”, “us”). By creating an account, generating an API key, or sending requests to the Service, you agree to these Terms.

1. The Service

Zillapi is a third-party REST API that returns U.S. residential property data, including Zestimate values, property details, photos, school information, tax history, price history, and agent contact information. Zillapi is an independent service. It is not affiliated with, endorsed by, or sponsored by Zillow Group, Inc. See our trademark and affiliation page.

2. Eligibility

You must be at least 18 years old and able to form a binding contract under the law of your jurisdiction. If you use the Service on behalf of an organization, you represent that you have authority to bind that organization, and “you” refers to that organization.

3. Accounts and API keys

You access the Service by creating an account and generating one or more API keys. You are responsible for:

  • Safeguarding your account credentials and API keys.
  • All activity that occurs under your account or any key issued to your account, whether or not authorized by you.
  • Notifying us promptly at nikhil@landkit.pro if you suspect a key has been compromised.

We may rotate, suspend, or revoke any key at any time if we reasonably believe it is being used in violation of these Terms or is causing harm to the Service or to third parties.

4. Acceptable use

You agree not to:

  • Use the Service to violate any law or the rights of any third party.
  • Resell, sublicense, or repackage the raw API responses as a competing data API without our prior written consent.
  • Attempt to reverse engineer, probe, or circumvent the Service’s authentication, rate limiting, or billing controls.
  • Use the Service to harass, dox, or harm any individual whose data appears in a response.
  • Exceed the rate limits or quota of your plan in a manner intended to evade billing.

5. Intellectual property and license

Subject to your compliance with these Terms and timely payment of fees, Zillapi grants you a non-exclusive, non-transferable, revocable license to call the Service and use the responses inside your application during the term of your subscription. We retain all right, title, and interest in the Service itself, including the schema, documentation, codebase, and brand. Underlying property data is sourced from publicly available pages on zillow.com and is owned by its respective rights holders.

6. Fees, payment, and refunds

The Service has three plans: a free tier with 100 credits at signup, a Monthly plan at $5/month for 1,000 credits, and an Annual plan at $54/year for 12,000 credits. The Monthly and Annual plans support paid top-up credit packs; the free tier does not. Paid plans are billed in advance through Stripe. By providing a payment method, you authorize us to charge that method for all fees incurred under your account, including top-up charges you initiate.

  • Cancellation. You may cancel at any time from the dashboard. Cancellation takes effect at the end of the current billing period; we do not provide pro-rata refunds for the unused portion of a paid month except as required by law.
  • Refunds. Refunds are at our sole discretion and generally limited to documented duplicate charges or charges resulting from a clear billing error on our end.
  • Taxes. Fees are exclusive of taxes. You are responsible for any sales, use, VAT, or similar taxes applicable to your use of the Service, except taxes on our net income.

7. Zillow data disclaimer

The Service returns data originally published by Zillow Group on zillow.com. You are solely responsible for ensuring that your use of that data complies with Zillow Group’s own terms of use and any applicable law in your jurisdiction. Zillapi makes no representation that any specific use of the data is authorized by Zillow Group. Property values, Zestimates, and other estimates are approximations and should not be relied on as appraisals or financial advice.

8. Warranty disclaimer

THE SERVICE AND ALL DATA RETURNED BY IT ARE PROVIDED “AS IS” AND “AS AVAILABLE”, WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, ACCURACY, OR UNINTERRUPTED OPERATION. WE DO NOT WARRANT THAT THE DATA IS COMPLETE, CURRENT, OR FREE OF ERROR.

9. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ZILLAPI WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO THESE TERMS OR THE SERVICE, WHETHER IN CONTRACT, TORT, OR OTHERWISE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL AGGREGATE LIABILITY ARISING OUT OF OR RELATED TO THESE TERMS OR THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE AMOUNTS YOU PAID TO ZILLAPI FOR THE SERVICE IN THE TWELVE (12) MONTHS PRECEDING THE EVENT GIVING RISE TO THE CLAIM, OR (B) ONE HUNDRED U.S. DOLLARS ($100).

10. Indemnification

You agree to defend, indemnify, and hold harmless Zillapi and its operators from and against any third-party claim, loss, or expense (including reasonable attorneys’ fees) arising out of (a) your use of the Service, (b) your violation of these Terms, (c) your violation of any law or third-party right, including Zillow Group’s terms of use, or (d) the content, products, or services you build on top of the Service.

11. Term and termination

These Terms apply from the moment you first access the Service until terminated. You may terminate at any time by closing your account. We may suspend or terminate your access immediately for material breach, non-payment, or any activity we reasonably believe places the Service or other users at risk. Sections that by their nature should survive termination (including ownership, disclaimers, limitation of liability, indemnification, and governing law) survive.

12. Governing law and disputes

These Terms are governed by the laws of the State of [REVIEW: Delaware suggested as placeholder — confirm jurisdiction with counsel], without regard to conflict-of-laws principles. 13. Changes to the Service and these Terms

We may modify the Service or these Terms at any time. Material changes to these Terms will be announced via email to the address on file or posted on this page with an updated “dateModified”. Your continued use of the Service after the effective date constitutes acceptance of the updated Terms.

14. Miscellaneous

These Terms, together with any plan-specific order form, constitute the entire agreement between you and Zillapi regarding the Service. If any provision is held unenforceable, the remaining provisions remain in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our prior written consent. We may assign these Terms in connection with a merger, acquisition, or sale of assets.
